Bathroom prices, September 2026
Every band on this page was published by a UAE company and collected in September 2026. We name the source and the scope behind each one, and we never present a published band as our own price.
The prices
The bathroom renovation cost in Dubai that companies publish is a price for one room: a job total per bathroom, not a rate per square foot. This page collects those published bands, names who published each one, and shows what moves a bathroom from the bottom of its band to the top.
What does a bathroom renovation cost in Dubai?
A bathroom renovation in Dubai costs from about AED 8,000 per bathroom for a small guest bathroom to AED 150,000 and above for a luxury master suite, on bands UAE companies published and we collected in September 2026. A standard bathroom sits at AED 15,000 to 45,000. A refresh that keeps the tiles and pipes starts at AED 3,000. Our bathroom renovation page explains how we check quotes against these bands.
| Scope | Cost per bathroom (AED) | Published by |
|---|---|---|
| Refresh, not a renovation | 3,000 to 9,000 | Revive Hub Renovations; MBC Renovation Services from 5,000 |
| Small guest bathroom, basic finishes | 8,000 to 15,000 | Design Divine, Yalla Renovation, TaskRight |
| Standard bathroom, mid-range finishes | 15,000 to 45,000 | Design Divine, Yalla Renovation, La Casa Design, MBC Renovation Services |
| Luxury master suite | 50,000 to 150,000 and above | MBC Renovation Services, Bayut, Design Divine |
Read each row as a range for one room. Four bathrooms at two finish levels means four rows, added together, and a single figure for all of them cannot be checked against this table. Asking for that split, room by room, is the first step when comparing bathroom quotes. If the budget sits in the first row, our guide to the cheapest way shows what to keep and what to change.

The table sets out six of the UAE companies that publish bathroom figures on their own sites, each page fetched and read in full in September 2026. They disagree, and the disagreement is useful: it shows how much of a bathroom price comes from scope and finish level.
| Published by | What the figure covers | Figure in AED |
|---|---|---|
| Revive Hub Renovations | Minor refresh / standard renovation / premium renovation | 3,000 to 9,000 / 12,000 to 28,000 / 28,000 to 55,000 |
| Revive Hub Renovations | Single bathroom in a villa | 18,000 to 55,000 |
| MBC Renovation Services | Bathroom refresh | From 5,000 |
| MBC Renovation Services | Modern bathroom renovation / luxury bathroom renovation | 15,000 to 20,000 / 50,000 to 70,000 |
| MBC Renovation Services | Villa bathroom: waterproofing, fixtures, tiles | 12,000 to 35,000 |
| MBC Renovation Services | Master bathroom renovation | Quoted individually |
| Design Divine | Basic / mid-range / luxury bathroom | 8,000 to 15,000 / 15,000 to 35,000 / 35,000 to 100,000 and above |
| Design Divine | Master bathroom, spa grade | 60,000 to 200,000 and above |
| ASM Interiors | Per bathroom: demolition, waterproofing, tiling, sanitaryware, vanity, glass, plumbing, electrical | 8,000 to 40,000 |
| Bayut (MyBayut) | Small / medium-sized / high-end bathroom upgrade | 10,000 to 30,000 / 30,000 to 70,000 / 70,000 to 150,000 and above |
| Vision Three | Per bathroom, from a cosmetic update to a full strip-out | 15,000 to 90,000 |
| Vision Three | Full strip-out | 35,000 to 60,000 |
Two patterns hold across them. The floor is consistent: Design Divine and ASM Interiors both start a full bathroom at AED 8,000, and four more figures we read in live search results, from Google's AI Overview, Fixit Dubai, TaskRight and Yalla Renovation, land at AED 8,000 to 8,500. The ceiling is not. Master bathrooms run from AED 50,000 to past AED 200,000, and the tier tables split that spread by finish level and, in Bayut's case, by size.
Not a credible one. Of the published bathroom figures on this page, one appears as a rate: AED 3,000 to 6,000 per square metre, stated once inside the prose of a site whose own bathroom figures contradict each other, with no scope attached. Every other source prices the bathroom as a job.
There is a practical reason. A small bathroom needs the same drain connections, the same set of fittings and the same trades on site as a large one, so much of its cost is fixed per room, and a rate per square foot would under-price the small room and over-price the large one. If you want a unit rate somewhere in the quote, ask for two: the tile allowance per square metre, and the area the waterproofing covers. Those are the parts of the job that do grow with the floor.

Enough to set it beside the next one: each bathroom as its own total, the strip-out, the waterproofing product and the areas it covers, the tile allowance per square metre, sanitaryware and glass by model, any drainage that moves, and the NOC and permit fees with a name against who pays them. Those fees are not small print. Emaar's published schedule alone charges AED 1,000 or AED 2,000 for the NOC, with its non-refundable AED 500 review fee deducted from that total.
Every band above was published for Dubai or for the UAE generally. No company publishes a separate bathroom band for Abu Dhabi, Sharjah or Ajman, so outside Dubai we confirm prices per emirate with the contractors who quote there. What does differ, and is published, is the approval around the job.
| Emirate | Price per bathroom | Approval around the job |
|---|---|---|
| Dubai | The published bands above | Emaar NOC: AED 1,000 minor or AED 2,000 major, the AED 500 review fee deducted from the total |
| Abu Dhabi | Confirmed per emirate | Maintenance permit filed by the contractor, 7 working days |
| Sharjah | Confirmed per emirate | Modification fees set per application by Municipality engineers |
| Ajman | Confirmed per emirate | Maintenance permit AED 1,000; modification request AED 200 |
Each emirate page sets out that approval in full: Dubai approvals, Abu Dhabi permits, Sharjah rules and Ajman fees.
Bathroom work sits beside villa, apartment, kitchen and interiors work in the Renovation Cost Index, one row per service line.
