In a Dubai bathroom that means the approval, the drain, the membrane and the floor trap, because the rulebooks and the building decide more of the job than the showroom does.

Anything that has to be undone once the tiles are down: a membrane with no named product and no flood test, a WC moved before anyone has checked its fall to the soil stack, work started before the community's approval, a floor trap nobody can reach, and a new floor the building does not allow. What are common bathroom renovation mistakes?

The ones that cost most are rarely about taste. They are the parts that fail slowly, out of sight.

  • Too little fall in the shower. Water that stands on a flat floor finds every joint, so the screed has to slope to the drain before the membrane goes on.
  • The wrong floor drain. Choose one with a flange the membrane can bond to, so the joint where every drop ends up is sealed as part of the membrane rather than around it.
  • Hidden valves without a way in. Ask where the isolation valves for a concealed mixer and a concealed cistern will be reached from, before the wall is closed.
  • Sealant used as a repair. Silicone closes the movement joints at corners and around a tray. It does not stop water that is already behind the tiles.

What do people wish they knew before renovating a bathroom?

Mostly how much of the job the building decides. In Dubai the rulebook, not the design, settles whether the WC can move, whether the floor tiles can be lifted and which hours the tiler can work.

  • The approval is quick, but it comes first. Emaar decides a complete file in 3 business days; Town Square takes 2 working days for a minor alteration and 5 for a major one.
  • Noisy work has short windows. Dubai Holding communities allow it from 9 am to 1 pm and 3 pm to 5 pm, Monday to Saturday; Emaar's villa rules start at 10 am.
  • Even a small job needs a pass. Emaar requires an Entry Permit for every contractor, NOC or not.
  • The room is out of use longer than the tiling suggests, because the screed and the membrane have to cure before a tile goes down.

What is the hardest part of a bathroom renovation?

Getting the floor right: the fall to the drain, the membrane over it and the joint between the two. It is the one part nobody can inspect once it is covered, which is why the flood test matters more than any finish. What to avoid when renovating a bathroom on a budget?

Cutting the parts you cannot see. On a small budget the savings belong in the finishes, which can be changed later, and not in the layer under them, which cannot. A refresh, which leaves the tiles and pipes in place, is published from AED 3,000 per bathroom, and a small full renovation from about AED 8,000. A price well below the second that still promises new tiles is probably leaving something out, so ask which layer. Our budget bathroom page shows what can safely stay.

  2. The membrane product, the areas it covers and the date of the flood test.
  3. Where the WC, floor trap and shower waste will sit, and whether any of them moves.
  4. A separate price for each bathroom.

Before you start

Is it a mistake to tile over old tiles?
Not where the rules require it. Emaar and Town Square apartments keep their existing floor tiles, and Town Square lists new tiles glued over the old as a minor alteration at AED 1,000. The mistakes are tiling over loose tiles, and forgetting that the floor rises, so the door and the drain grating have to be adjusted.
Should I buy the sanitaryware before the contractor starts?
Choose it before, and name the models in the quote. A wall-hung WC or a concealed mixer is built into the wall before tiling, so the model has to be known when the plumber starts.
Can I skip the flood test to save time?
Skipping it saves little and risks the room below. The test is the only proof that the membrane holds before the tiles hide it, so ask for it in writing, with how long the water stands and who checks underneath.
Is it a mistake to renovate in summer?
Not for the bathroom itself, which is indoor work. The federal midday break, 12:30 pm to 3 pm from 15 June to 15 September, applies to work in the sun and in open places, so it touches deliveries and any cutting done outdoors.
