Bathroom prices, answered
From about AED 8,000 per bathroom for a small room at basic finishes to AED 150,000 and above for a luxury master suite. Here is how to turn those published bands into a budget for your own bathrooms.
The answer
How much to renovate a bathroom in Dubai depends on three things you can pin down before any contractor visits: the finish level, whether anything moves, and how many bathrooms are in the job. The figures below are the ones our bathroom renovation service works from, published by UAE companies and collected in September 2026.
How much does it cost to renovate a bathroom in Dubai?
Budget AED 8,000 to 15,000 for a small bathroom at basic finishes, AED 15,000 to 45,000 for a standard bathroom and AED 50,000 to 150,000 and above for a luxury master suite, per bathroom, on the bands UAE companies publish (September 2026). If the tiles and the pipes can stay, a refresh starts at AED 3,000. Each bathroom is its own figure, so add the rooms up one by one; our price table names the source behind every band.
| Finish level | Typical room | Published band per bathroom (AED) |
|---|---|---|
| Refresh only | Any bathroom where the tiles and the pipes stay | 3,000 to 9,000 |
| Basic | Small guest bathroom or powder room | 8,000 to 15,000 |
| Mid-range | Standard family bathroom | 15,000 to 45,000 |
| Luxury | Master suite | 50,000 to 150,000 and above |
Sources, as published: Revive Hub Renovations for the refresh band, with MBC Renovation Services starting its refresh at AED 5,000; Design Divine and TaskRight for the basic band, with Yalla Renovation from AED 8,500; Design Divine, Yalla Renovation and La Casa Design inside the mid-range band; MBC Renovation Services, Bayut and Design Divine at the luxury end. Our cost page lists every company with what its figure covers.
One built room by room. Put each bathroom in a row of the table, then add the costs the published bands leave out. Three are worth adding before you speak to anyone.

In Dubai, yes. At the dirham's peg to the dollar, $10,000 is about AED 36,700. That sits inside the published band for a standard bathroom at mid-range finishes, AED 15,000 to 45,000, and well above the AED 8,000 to 15,000 published for a small bathroom at basic finishes. It does not reach the luxury tier, where the published bands begin around AED 50,000.
It is wide. A guest bathroom or a powder room at basic finishes sits at AED 8,000 to 15,000. A master bathroom starts where the luxury bands start, around AED 50,000. Design Divine lists spa-grade master bathrooms at AED 60,000 to 200,000 and above, and MBC Renovation Services quotes master bathrooms individually rather than publishing a band. The gap comes from size, stone, glass and a separate bath and shower, and our ensuite bathroom page breaks the master tier down. Inside any one bathroom most of the money goes to the work under the tiles, set out on our most expensive part page.
Once the approvals are in and the building's calendar allows it, whatever the season. Community hours are the real limit. Dubai Holding communities allow minor works Monday to Saturday, 8am to 6pm, with noisy work only from 9am to 1pm and 3pm to 5pm and none on Sundays or public holidays. Emaar's 2026 villa rules allow bulk deliveries and removals only from 10am to 1pm, Monday to Saturday, which matters on the day the old bathroom leaves the house.
The federal midday break, 12:30pm to 3pm from 15 June to 15 September, applies to work under direct sunlight and in open places, so it touches a bathroom job mainly on delivery days. Build the approval into the start date instead: Emaar's published turnaround for a minor or major works NOC is 3 business days from a complete file, and Dubai Holding wants requests on its app at least 24 hours before work starts, or 72 hours by email.
The bands above are contractors' prices. Around them sit the fees that depend on where you live, and they belong in the budget from the first day. Check too that every quote shows VAT the same way; the hub's VAT guide explains why.
Nakheel's 2023 villa design codes, which the developer took down when its communities moved to Dubai Holding Community Management, charged AED 1,000 plus VAT per application and held a refundable AED 10,000 contractor deposit, but the 2026 Dubai Holding rulebook states neither amount. In Sharjah the deposit on the maintenance permit and any modification fee go unpublished too, so both are confirmed per job, as our Sharjah page explains. For a whole home rather than one room, the renovation hub answers the wider question across every room type. Before any of it is spent, our list of renovation mistakes covers the ones that cost most to undo.
