The approval depends on what moves, the build on the drain and the membrane, and both on the hours your community lets a contractor work. Only the approval side is published anywhere.

How long a bathroom renovation takes, part by part

The time a bathroom renovation takes splits into three parts, and only one of them is published. The approval, where one is needed, has a stated turnaround. The build depends on the contractor, the drain and the waterproofing. The third part is the calendar: the hours and days your community allows noisy work, which decide how much of each week the job can use.

How long does a bathroom renovation take?

Plan for the build plus up to five working days of approval, and get the build in writing. Replacing fittings like for like needs no permit in Dubai Holding communities, and Emaar exempts regular maintenance from its NOC. Emaar processes a minor or major works NOC in 3 business days from a complete file, and Town Square decides minor alterations in 2 working days and major ones in 5. No UAE company publishes a build time for a bathroom, so we ask every contractor to state the programme in working days, with the membrane's cure and the water test shown as steps of their own.

Sharjah publishes the steps for its residential maintenance permit but no turnaround, so there the contractor writes the expected days into the quote, as our Sharjah page explains. Everywhere else, the wait only starts once the file is complete: Emaar's 3 days count from complete and correct documents.

What sets the pace of the build?

Four things, in the order the job meets them. The strip-out comes first, and it disappears from the floor where the building keeps the old tiles, as Emaar and Town Square do in apartments. The drain is next: reused where it is, it takes little time; moved, it means opening the floor to the soil stack. Then the waterproofing, which cannot be hurried. Last come the tiles, the fittings and the glass, and the glass can only be measured once the tiles are on. The full sequence, with what each stage waits for, is on our order of works page.

A refresh, which keeps the tiles and the pipes, skips most of that list, which is part of why its published band starts at AED 3,000 against AED 8,000 for a full renovation. Both figures are per bathroom and sit with their sources on our price page.

Which steps cannot be rushed?

  • The screed. A floor laid to falls has to set before the membrane goes on it.
  • The membrane. Each coat cures before the next, and the whole membrane before tiling, for as long as its data sheet says.
  • The water test. It proves the membrane, and it only counts if someone checks underneath while the water is standing.
  • The glass. A panel made to measure is ordered once the tiles are on, so the opening is final.
  • The silicone. It goes in last and needs its own curing time before the shower is used.

How a community's working hours stretch the programme

Breaking out tiles and cutting new ones is noisy work, and noisy work has its own windows. In Dubai Holding communities it runs from 9am to 1pm and 3pm to 5pm, inside a minor-works day of 8am to 6pm, Monday to Saturday, with nothing on Sundays or public holidays. Emaar's 2026 villa rules allow noisy work from 10am to 1pm and 3pm to 5pm, and its apartment rules start an hour earlier. Town Square works from 9am to 5pm on business days, and no worker may stay overnight. The apartment site keeps the full working hours table for every developer.

Can you use the bathroom during the renovation?

Not the one being rebuilt, from the day the WC comes out to the day it goes back in. In a villa with several bathrooms that is a matter of sequence: renovate one at a time and keep another in use. In a flat with a single bathroom, plan for the days without it before the contractor starts, and ask for the WC to go back into service as early in the programme as the floor allows.

The crew needs facilities too. Dubai Holding's rulebook requires portable toilets inside the work site for major works, and no worker may stay in the unit beyond the permitted hours, so your remaining bathroom is not the site's. Water is the other thing to plan: the supply to the bathroom is isolated for part of the job, and the contractor should say for how long.

How long does a bathroom renovation take in an apartment?

The site work can be simpler than in a villa, and the logistics around it slower. Where the building keeps the old floor, there is no floor strip-out, and where MEP may not move, there is no new drain run. The waiting sits in the building instead: service lifts booked by the slot, deliveries in fixed windows and the management's own notice periods. Aldar's Abu Dhabi community handbooks, for example, cap a lift booking at two hours and want 48 hours' notice for bulk deliveries. What happens after the last tile?

The paperwork closes the job. In Dubai Holding communities the owner notifies completion, the community inspects within about 21 days, and anything out of line has to be put right within 30. On Trakhees land the Modification Completion Certificate is targeted at 3 working days, and the premises may not be used until it is issued. Ajman's permit deposit has its own refund service, with a stated duration of 7 days once the approved conditions are met. Timing questions

Can a contractor work on a Sunday?
Not in a Dubai Holding community on minor works: they run Monday to Saturday, and no works are permitted on Sundays or public holidays except emergencies approved in advance. Emaar's rules keep noisy work off Sundays and public holidays as well, so a programme should not count on them.
Can two bathrooms be renovated at the same time?
Yes, and one brief can cover both. In a Dubai Holding community, check the job fits its approval: a Minor Modifications Permit lasts up to seven days unless extended in writing, so a longer programme needs the extension or a different application. In a villa you are living in, keep one bathroom working.
What delays a bathroom renovation most?
Paperwork and late decisions. An approval file that is not complete does not start the clock, tiles and fittings chosen late stop the programme, and a failed water test sends the job back a step. A drain that cannot move, discovered after the bath is out, forces a redesign halfway through.
How long does a refresh take compared with a renovation?
Less, because it skips the steps that wait: no strip-out, no screed, no membrane cure and no water test. A refresh swaps fittings and surfaces in place, and in a Dubai Holding community a job finished in a single day runs on same-day access, with a Minor Modifications Permit of up to seven days for anything longer.
Should the approval be in hand before the contractor starts?
Yes. Tilal Al Ghaf says an owner is not entitled to start works without its work permit, Town Square bans a contracting company caught working without one, and in Dubai Development Authority zones unpermitted work is stopped. Starting early saves no time if the site is then shut.
