Steam room installation in Dubai

A steam room at home is usually a shower enclosure closed off to the ceiling and fed by a steam generator. Steam room installation in Dubai therefore runs through three trades in sequence: the plumber for the water feed and the drain, the electrician for the generator's supply, and the tiler for a room that is wet on every surface, ceiling included.

Steam room or sauna: which one are you building?

They are often sold together as "sauna and steam", and they are built in opposite ways. A sauna is dry heat in a timber-lined cabin, with a heater and usually no drain. A steam room is wet heat in a tiled, sealed enclosure, with a generator outside it, a drain in the floor and a waterproof layer on every wall and on the ceiling. What does a steam room need that a shower does not?

• An enclosure that closes fully. Glass or tiled walls up to the ceiling and a door with a seal, so the steam stays in the enclosure and not in the rest of the bathroom.
• A sloped ceiling. Condensation runs down a sloped ceiling to the walls instead of dripping on whoever is sitting underneath.
• A waterproof layer everywhere. A shower needs its membrane on the floor and the splash zone. Steam reaches every surface, so the membrane goes up the walls and across the ceiling too.
• A generator you can reach. The generator sits outside the enclosure, often in a cupboard or a ceiling void, behind a service panel that opens without breaking tiles.
• Its own circuit and a drain. The generator runs on a dedicated circuit from the distribution board, and the floor still falls to a drain like any shower.

Tiles work harder here than in a shower. The whole enclosure runs hot and wet for the length of every session, so the adhesive and the grout have to be specified for it, and a bench, if there is one, is built and waterproofed before the tiler starts. Ask about a steam room

Does a steam room need approval in Dubai?

Usually from the community, and from the Municipality once walls are involved. Dubai Municipality's no-permit list covers maintaining electrical works, sanitary installations and insulation, which describes upkeep rather than a new room. When a wall is built, moved or opened for the enclosure, the job becomes a modification, and the Municipality's modifications permit takes drawings through a registered consultant.

• Dubai Holding communities: any work beyond maintenance and repair needs an application first, and a minor modification is defined as non-structural work inside a unit.
• Emaar: alterations go through the Home Modifications NOC. Emaar's factsheet lists an AED 500 review fee and NOC fees of AED 1,000 for minor works and AED 2,000 for major works, notes that the review fee is deducted from the total, and processes both in 3 business days once the file is complete.
• Emaar apartments: MEP systems cannot be relocated, so the water feed, the drain and the electrical supply have to come from points that already exist.
• Town Square: its lists put jacuzzis among the major alterations but do not mention steam rooms, so we ask Community Management which tier applies before a contractor prices one.

Will a steam room need more power?

That depends on the generator's rating and on how much spare capacity the home already has, which the electrician works out before quoting. If the answer is more supply, Dubai routes it through DEWA's Getting Electricity Permits and Connections service, which handles additional load requests. Only enrolled consultants and contractors can apply, applying is free, and DEWA publishes a design approval time of one working day for loads of 1 to 150 kW.

Abu Dhabi writes its threshold down. The Electricity Wiring Regulations 2020 require the Distribution Company's approval for any increase of more than 10 percent in the connected load at a premises or at any single distribution board, and only contractors the Distribution Company has approved may work on the installation. How do you use a steam room at home?

From the control panel. The generator's controls set the temperature and the session length within limits the manufacturer publishes in its manual, and those limits are the ones to follow. Shower before and after, keep drinking water to hand, and leave the door open when you finish so the enclosure dries between sessions. The drain grate and the grout lines need cleaning most often.

What a steam room quote should list

1. The enclosure: glass or tiled walls, the door and its seal, and the ceiling shape.
2. The waterproofing: the product, every surface it covers, and a water test before tiling.
3. The generator: make, model and rating, where it sits and how it is reached for servicing.
4. The electrical work: a new circuit from the distribution board, and any DEWA load request.
5. The plumbing: the water feed to the generator and the floor drain.
6. Tiles and bench: the tile allowance per square metre and who builds the bench.
7. The approvals: which NOC or permit applies, who applies and who pays.
