Why does my bathroom smell of drains in Dubai?
Most drain smells come from a trap that has lost its water, a seal that has lost its grip or a vent that is not doing its job. The first of those you can test yourself before calling anyone.
The cause
Bathroom drain smell: where it comes from
A bathroom drain smell is air from the sewer getting into the room. Every drain in a bathroom is meant to stop that with a trap: a bend or a pot in the pipe that holds a small plug of water between the room and the drainage. When the smell appears, that plug of water, or a seal around it, has failed somewhere. The work is finding where.
Why does my bathroom smell of drains?
Usually because a trap has dried out. The water seal in a floor drain, a basin or a shower evaporates when it goes unused, and sewer air comes straight through. Dubai's heat speeds that up, which is why a guest bathroom, or a home closed for the summer, is where it tends to show first. If topping up every drain does not stop it, the next suspects are a failed seal under the WC, a floor drain never sealed to the membrane, or a blocked vent that pulls water out of the traps. Fixing any of them needs no Municipality permit, only an accredited contractor.

Work down the table in that order. The first test is free, the second needs only a careful look, and the rest usually need a plumber.
Why does the drain smell start after a summer away?
Because every trap in the home dries out at the same time. A villa or a flat left closed over the summer gets no use, and in that heat the water seals in the floor drains, basins and showers evaporate one by one, so the first evening back smells of drains in every bathroom. Running every tap and pouring water into each floor drain fixes it quickly if a dry trap was the only cause.
Is the floor trap the problem?
Often. A UAE bathroom usually has a floor drain, and not only in the shower, because the shattaf and the cleaning routine put water on the whole floor. That drain is the trap most likely to dry out, the one that collects hair and soap, and the one whose joint with the membrane is hidden under tiles. Lift the grating and look: standing water inside means a working seal, and a dry pot is your smell.
Where a floor has been retiled on top of the old one, as Emaar and Town Square apartment rules require whenever the floor is renewed, the drain body has to be raised to the new surface with an extension piece. Could a leaking WC seal cause the smell?
Yes. A floor-standing WC sits on a seal over the soil pipe, and when the pan moves or the seal ages, air from the pipe escapes around the base. A wall-hung WC has a connector behind the wall that can loosen the same way. The signs are a smell strongest at the foot of the pan, a damp or discoloured joint around it, or a pan that rocks. The fix is to lift the WC and renew the seal: a small job that changes nothing in the layout.
When is it the building, not your bathroom?
In an apartment, when the smell shows up in more than one flat, comes and goes at the same times of day, or arrives with gurgling as a neighbour's water drains. Those point at the shared stack or its vents, which serve every flat on the riser, so the first call is building management, not a contractor inside your unit. Keep a note of the times and the rooms. It turns a vague complaint into something a facilities team can trace.
Does fixing a drain smell need approval in Dubai?
Rarely a permit, sometimes a notice. Dubai Municipality's Administrative Resolution No. (109) of 2022 counts maintenance of sewerage and sanitary installations as basic maintenance, with no permit and no completion certificate, provided the contractor is pre-qualified by the Municipality. What the community asks depends on how long and how deep the job goes:
- Emaar: regular maintenance needs no NOC, but the contractor needs an entry permit through ecmpermits.ae, and in apartments MEP systems may not be relocated, so a drain is repaired where it is.
- Dubai Holding communities, Nakheel's villas and towers included: maintenance and repair need no application, like-for-like replacement needs no permit, and a repair that runs past a single day needs a Minor Modifications Permit, valid for up to seven days.
- Town Square apartments: floor tiles may not be removed or replaced, which limits any repair to what can be done through the drain opening or under new tiles laid on top.
If the smell comes from a drain buried under a floor that has to come up, the repair turns into part of a renovation, priced on the per-bathroom bands that start at AED 8,000 on our price page. A refresh from AED 3,000 leaves the floor alone, so it cannot reach a drain under it.
Designing a bathroom so the drain smell never starts
Most of this is decided on paper. A bathroom design that puts every trap on a fitting in daily use, keeps the floor drain reachable rather than buried under a vanity, and specifies a drain with a deep water seal or an anti-odour insert avoids the commonest smells. In a villa the vent runs belong on the drawings too: a trap that is sucked dry every time the WC flushes is a design fault, not bad luck. - How do I stop a floor drain smelling while I travel?
- Top up every trap before you leave, ask someone to run the taps and pour water into the floor drains while you are away, or fit an anti-odour insert that closes when no water flows. The floor drain in a guest bathroom is the one most likely to dry out.
- Does bleach get rid of a drain smell?
- Only for a while. If the cause is a dry trap, water fixes it; if it is a failed seal, an unsealed drain or a blocked vent, no cleaner will, and strong chemicals can damage seals and some stone around the drain.
- Why does only the shower drain smell?
- Usually hair and soap building up in the trap, which a drain brush or a plumber clears. If water also sits around the drain after a shower, the floor may not fall to it properly, and that is a job for the tiler rather than a cleaner.
- Can a drain smell mean there is a leak?
- Sometimes. A joint that lets air out can let water out too, so check the floor around the drain and the ceiling of the room below. If either shows damp, the smell and the leak share a cause, and the repair means lifting tiles.
- Can the basin overflow cause a smell?
- Yes. The overflow channel inside a basin collects soap and residue that never gets rinsed away, and it can smell like a drain. Flushing it with hot water and a bottle brush usually clears it; if the smell stays, the basin's trap is the next place to look.
